What this construction calculator does
Estimates total construction cost for a residential building in Saudi Arabia. Inputs: built-up area per floor in square meters, number of stories (1 to 3), quality tier (basic, standard, luxury), and region (Riyadh, Jeddah, Dammam, other). Outputs total estimated cost in SAR plus a breakdown into structural shell, finishing, and MEP categories. Uses 2025 Saudi market reference rates per m² that reflect quality and regional differences. Excludes land cost, permits, design fees, and VAT - those are separate.
What drives construction cost
Built-up area is the biggest driver - cost scales nearly linearly with square meters. Quality tier is second - luxury construction can be 2x basic. Specific cost drivers within quality: tile/marble origin (Saudi vs Italian/Turkish), kitchen and bathroom fixtures (branded vs unbranded), AC system (split vs central VRF), windows (single vs double glazed), and ceiling height. Contractor markup varies 15 to 25% by reputation. Material price volatility (steel, cement) can swing the total ±10% in a single quarter.
Why regional cost varies
Riyadh and Jeddah are the most expensive due to higher labor wages, longer logistics for some materials, and higher contractor demand. Dammam (Eastern Province) is slightly lower due to proximity to industrial supply chains. Other regions (Tabuk, Abha, Hail, etc.) average lower than the big three but vary based on access. Remote areas may have hidden cost in logistics for specialty materials. Coastal humidity (Jeddah, Dammam) requires anti-corrosion measures in steel and electrical work, adding 3 to 5%. Inland desert climate (Riyadh) requires extra insulation in AC sizing.
What is NOT included in this estimate
Land purchase (varies wildly - check market rates per m² in your district). Design fees: architectural (3-5% of construction), structural engineering (1-2%), MEP design (1-2%). Municipal building permit (rosom binaa): 5 SAR/m² in most municipalities. Soil testing: 5,000 to 15,000 SAR depending on plot. Boundary wall and landscaping: 10 to 20% of construction. Utility connections (electricity, water, sewage): 10,000 to 30,000 SAR. 15% VAT (ZATCA) on construction services. Final cleaning and move-in costs. Add roughly 15 to 25% to the calculator's number for a full project budget.
